How to take out a “Spiti mou II” mortgage loan

Find out the detailed process and supporting documents to apply for a “Spiti mou ΙΙ” co-financed mortgage loan. 

According to the official guidance, you must sign the loan agreement by 31.08.2026, and join the program by 31.05.2026.

How you get loan pre-approval and approval from the HDB

1. Fill in the application form

If you meet the conditions for “Spiti mou ΙΙ”, book a priority appointment at a branch near you. 

Bring along the necessary supporting documents that verify your personal and financial details and we fill out the application together.

We send your application for assessment.

3. Get loan pre-approval

If you receive a pre-approval, we provide detailed information about the documents you need to submit.

You have 60 days to find the property you want to buy and bring us its electronic building ID to confirm it meets the programme conditions.

3. Request HDB approval

We send your application to the HDB to verify if:

  • The funds for your inclusion in the scheme are available and can be reserved until you receive the final approval.
  • The property is blocked by another beneficiary.

Once the HDB evaluation is complete, we inform you about the outcome.

4. Get HDB approval

Once you are included in the programme, the HDB reserves the budget for your eligible application.

We inform you over the phone or by text message about its decision.

As of the day your application is included in the programme, the following must be completed within 150 days:

  • Engineering inspection and due diligence
  • Signing of the final purchase agreement
  • Signing of the loan agreement

If the deadline is not met, the application is rejected and the HDB releases the amount of the eligible application. 

You can apply again, assuming there are available funds in the programme budget. Otherwise, the application is transferred to a runner-up list and is included in the programme if funds become available due to other inclusion decisions being cancelled.

Going through engineering inspection and due diligence

Post-inclusion

You submit the necessary supporting documents for the engineering inspection and due diligence and we initiate the property engineering inspection and due diligence.

Due diligence

Our lawyer reviews the legal status of the property at the Land Registry or the National Cadastre.

Engineering inspection

Our engineer schedules an inspection of the property and estimates its value.

Getting final approval and signing the agreement

We confirm the legal and technical status of the property and that it continues to meet the loan eligibility criteria. You then bring the property purchase agreement to a branch near you so we can review it. We inform you on the final approval and final loan amount.

Upon that you:

  • Sign the loan agreement. According to the official guidance, the deadline to sign the loan agreement is 31.08.2026.
  • Sign the addendum with the loan terms.
  • Insure the property against fire and earthquake.
 
 

Placing a mortgage lien and receiving the money

Mortgage lien

You bring the necessary supporting documents and we proceed with:

  • Taking out a mortgage lien on the property.
  • Transferring the lien to the relevant Land Registry or National Cadastre office.

Receiving the money

Once the mortgage lien registration process is completed, we inform the HDB so the amount approved for your mortgage loan can be disbursed.

I was approved by the HDB, but did not conclude the process within 150 days. What happens in this case?

If the 150-day deadline specified by the programme is not met, your application is rejected and the HDB releases the amount of the eligible application.

Do I need to insure the property I am offering as collateral?

Yes. Insure your property against fire, earthquake and flood at an insurance company we work with or any other insurance company you choose. In the latter case, you need to bring an insurance policy in force to the branch.

How can I cancel or change the appointment I booked online?

On the overview screen on myAlpha Mobile or myAlpha Web, under “My appointments’, choose “All appointments”. On your appointment tab, go to the 3 dots and choose “Change appointment” or “Cancel appointment”.

If you don’t have e-Banking credentials and booked your appointment by filling in the online form on alpha.gr, choose “Cancel appointment” on the confirmation email you received. If you want to book a new appointment, go through the steps again.
