What’s the lease amount

Based on the commercial value of the property

You can finance up to 100% of the commercial value of the property, as certified by Alpha Real Estate Services.

We assess and approve your application based on:

  • Your business profile.
  • The value of the property you wish to get.
  • The lease term.
  • The initial lease payment, i.e. the amount your business contributes to financing the investment.
  • Any other collateral.

For every type of commercial property

Lease any business premises or property with independent horizontal or vertical ownership that meets your business needs. For example: 

  • Offices (individual or complexes)
  • Shops, department stores, supermarkets
  • Warehouses, industrial buildings
  • Hotels, entertainment centres, cinemas, theatres
  • Gas stations, parking stations 
  • Schools, clinics, pharmacies
  • Residential property, for commercial use only

You cannot lease plots of land.

What’s the interest rate

Fixed or floating interest rate 

We apply a floating rate based on the Euribor 3M + spread throughout the term of the lease.

To protect your business against interest rate fluctuations, you may choose an interest rate swap, even for the entire term of the lease, provided it does not exceed €1 million.

Law 128/1975 levy exempt

Leasing financing is exempt from the Law 128/1975 levy.

What are the lease term and repayment method

From 10 years

The minimum repayment term for property leasing is 10 years. 

The maximum term is based on the useful life of your property, and the finances and planning of your business.

You may repay early if 3 years have passed.

With monthly or 3-monthly lease instalments

You can adapt your lease payments according to your business needs and cash flow every 1, 3 or, in special cases, 6 months.

VAT-exempt instalments

You pay no VAT or stamp duty on the instalments of property you get with leasing. Unless they are industrial buildings.

Property ownership at the end of the lease

At the end of the lease, you pay Alpha Leasing a token pre-agreed amount to transfer the ownership of the leased commercial property.

Up to that point the property remains the property of Alpha Leasing.

What are the other fees

Alpha Bank fees

You pay a one-off management fee up to 1% of the net lease value (+VAT), from your business sight account.

Third-party fees

Apart from the fees to Alpha Bank, you also pay:

  • Notary fee
  • Property appraisal fee
  • Single Property Tax (ENFIA), every year
  • Insurance premium, every year
  • Registration fee for lease and sale
  • Property transfer tax (as appropriate)
 
Tip: You are exempt from the transfer tax if you prepay the entire amount of the lease after 3 years have passed, if you refinance your property with sale and leaseback.

Mandatory asset insurance

You need to insure the property you want to get throughout the lease term based on the contractually agreed conditions and with Alpha Leasing as the insurance beneficiary.

Do any conditions apply for the property?

The property must be:

  • Built in line with the urban planning or other relevant provisions.
  • Legal.
  • Used for the tenant’s activity.

Can I buy out my property lease?

Yes, provided 3 years have passed. For the buyout, you pay:

  1. The rent remaining until the end of the lease, with the contract interest rate reduced by an agreed percentage.
  2. The predetermined buyout fee.
