- Age – 25-50 years.
- Income – €20,000 for singles, €28,000 + €4,000 per child for couples who are married or civil partners, and €31,000 + €5,000 per child, beyond the first one, for single-parent families.
- Assets.
- Property tied to the loan – Up to 150 sq.m., up to €250,000 in commercial value and built up until 31.12.2007.

We schedule a priority appointment at the branch that works best for you and you bring along the supporting documents that verify your personal and financial details. We will fill out the application together.
Loan pre-approval through Alpha Bank
We assess your ability to take out a loan in banking terms.
If your application receives a pre-approval, we provide detailed information about the documents you need to submit.
You have 60 days to find the property you want to buy and bring us its electronic building ID to confirm it meets the programme criteria.
Initial HDB evaluation
We send your application to the Hellenic Development Bank (HDB) to verify if:
- The funds for your inclusion in the scheme are available and can be reserved until you receive the final approval.
- The property is blocked by another beneficiary.
Once the HDB evaluation is complete, we inform you about the outcome.
Inclusion in the programme
Once you are included in the programme, the HDB reserves the budget for your eligible application.
We inform you over the phone or by text message about the HDB decision.
Completion of process within 90 days
As of the day your application is included in the programme, the following must be completed within 90 days:
- Engineering inspection and due diligence
- Signing of the final purchase agreement
- Signing of the loan agreement
If the deadline specified by the programme is not met, the application is rejected and the HDB releases the amount of the eligible application. You have the right to submit a new application, assuming there are available funds in the programme budget. Otherwise, the application is transferred to a runner-up list and is included in the programme when funds become available due to other inclusion decisions being cancelled.
Post-inclusion
You submit the necessary supporting documents for the engineering inspection and due diligence and we initiate the property engineering inspection and due diligence.
You don’t pay any fees for the engineering inspection and due diligence if you apply by 30.04.2025.
Due diligence
Our lawyer reviews the legal status of the property at the Land Registry or the National Cadastre.
Engineering inspection
Our engineer schedules an inspection of the property and estimates its value.
Once we verify the property status from an engineering and legal standpoint, you bring us the purchase agreement draft for our review. We confirm that the property continues to meet the loan eligibility criteria. We inform you on the final approval and final loan amount.
Upon that you:
- Sign the property purchase agreement.
- Deliver a copy of the purchase agreement to at a branch near you.
- Sign the loan agreement.
- Insure the property against fire and earthquake.

Note:
Alpha Bank SA, in addition to its activity as credit institution, also acts as an insurance intermediary (legal document only in Greek).
You are not required to insure your home with the insurance company partnered with us. You may provide a policy from an insurance company of your choice as long as it meets the coverage requirements specified in your loan agreement.
Mortgage lien
You bring the necessary supporting documents and we proceed with:
- Taking out a mortgage lien on the property.
- Transferring the lien to the relevant Land Registry or National Cadastre office.
Receiving the money
Once the mortgage lien registration process is completed, we inform the HDB so the amount approved for your mortgage loan can be disbursed.
