• ENFIA (unified property tax) certificate, in digital PDF format from IAPR. If you don’t own any property, your current asset status from Taxisnet with the wording “No asset status for the year XXXX” or a blank E9 form

• Recent payroll slip – for salaried employees
• Latest pension slip – for pensioners

2. Board act listing profit distribution

• Official income statement from the country of residence, in English or translated into Greek, if the country where you reside does not issue tax clearance certificates.

For your credit rating

• A Credit Bureau report  from the Credit Bureau Agency of the country where you reside.
• A letter to Alpha Bank where you declare that you cannot submit a Credit Bureau report, if there is no Credit Bureau Agency in the country where you reside.

Before the final approval, we perform engineering inspection and due diligence on the property to be used as loan collateral. For this property, you need to bring:

For built properties (horizontal or vertical property)

1. Ownership deed (contract, horizontal or vertical property establishment, etc.)
2. Building permit
3. Floor plan from the building permit file
4. Approved floor sections from the building permit file, in the event of vertical property
5. Approved topographical plan from building permit file
6. Energy efficiency certificate
7. Cadastral table and cadastral diagram extract
   

Depending on the case, we may request additional supporting documents, such as:

1. Coverage diagram 
2. Declaration of inclusion in the law about properties without planning permission, along with the technical report and accompanying plans, in case of settled planning violations
3. Rental agreement, if the property is rented
   

For listed buildings

1. Ownership deed 
2. Government Gazette (FEK) where the building is named as listed, along with the accompanying plans
3. Declaration of inclusion in the law about properties without planning permission, along with the technical report and accompanying plans, in case of settled planning violations
4. Floor plans (from the horizontal property establishment, provided it has been established)
5. Rental agreement or any other concession agreement, e.g. commercial partnership contract
6. Energy efficiency certificate
7. Restoration building permit, along with the accompanying plans
8. Cadastral table and cadastral diagram extract
   

Depending on the case, we may request additional supporting documents, such as building ID certificate.

For land plots

1. Ownership deed 
2. Recent (past 12 months) topographical plan
3. Cadastral table and cadastral diagram extract
   

Depending on the case, we may request additional supporting documents, such as:

• Rental agreement, if it is rented
• Social security contribution collection act
• Property liability recalculation act due to street planning
  

To proceed with final approval we need some additional documents.

If the mortgage lien will be on the property you are buying:

• Purchase agreement draft
  

If the mortgage lien will be on another property:

• Copy of the title deed for the property you are buying, repairing, etc.
  

If you want a loan for building, completion, extension, addition, repair:

• Project budget from an engineer 
  

If you are buying a land plot with a view to building:

• Solemn declaration whereby you declare future building works within a reasonable time frame 
  

To register the mortgage lien, you need to bring:

For buying a property

1. Copy of the title deed certified by a notary or lawyer
2. Certificate of registering the purchase agreement
3. Cadastral extract in your name – for properties located in areas included in the National Cadastre
   

For building, completion, extension, addition, repair

1. ENFIA (unified property tax) certificate for the last 6 years
2. Cadastral extract in your name – for properties located in areas included in the National Cadastre 
   

If you are a freelancer, you must submit an insurance clearance certificate before receiving the loan.
